We charge a standard fee. Our $111 per month fee covers the cost of both the South Auckland unit as well as the Epsom mansion. You get the same FULL SERVICE Property Management regardless of the rent charged. Oh and just to be fair, we don't charge if you have an extended vacancy.*
Won't you forget about putting the rent up? It has been said to us that we have no incentive to put the rent up. After all, we don't get any more income from a higher rent, and that is true. But we do pay attention to the market rates because it's our job. It is all about doing our best for you. We don't put the rent up so high that you have vacancies, we do discuss it with you first, and we do put rents up if we think the market will bear it.
But don't you need a one year contract? No, there is no need. We believe that you will stay with us for our great professional service. So we don't lock you in for a long period. If circumstances change, one month's notice is all we need in order to transfer the management.
* No, we can't work miracles, at times market conditions can make difficult to rent out a property quickly. Anyone who promises you a guarantee against vacancies is just having you pay for 'loss of rent insurance' within their (much larger) charges.

I have been using Bayleys however as the property is leased at $1900 per week they are not providing good value for money.
